As Sacramento Appraisal Blog’s Ryan Lundquist notes, we are in a state of stagnancy in the market in the Sacramento region. Sellers are in no rush to sell, willing to wait until a buyer meets their price, and buyers are biding their time as well. Sales volume has been on the decline, open house attendance is lackluster, and below-list sales have ticked up.

We don’t think this can be solely attributed to the usual economic factors such as mortgage interest rates. Rather, there’s a good chance this wait-and-see attitude has much to do with the state of sociopolitical affairs both domestic and abroad. Motivated sellers will need to be open and realistic about preparing and pricing their properties. On the other hand, motivated buyers may have a slight edge.
